Fire and Smoke Doors are fundamental to the integrity of fire barriers because any time there is access portal (such as a doorway) to a compartment, a Fire and Smoke barrier is broken temporarily. To minimize the break in protection, Fire Doors and most Smoke Doors must be self-closing and have proper latching devices in order to provide as much resistance as possible to the spread of Fire, Smoke and Toxic Gases.

Fire Exit and Smoke Doors are often held open for the convenience of employees and visitors thus creating a significant fire hazard for all building occupants because of the break created in the Fire Barrier. Doors that are designed to be Fire Exit and Smoke Doors can be held open, but only if they automatically release when building fire alarms are activated.

One very important Code Requirement is the annual inspections of Smoke and Fire Door Assemblies. Although many inspections are done annually, in many cases the specific Listed Requirements are not being properly addressed. Not only is the assembly required to be inspected annually, the door must be operated to confirm Full Closure. All hardware and gaskets must be inspected and any parts found damaged, inoperative or incorrect shall be replaced. A written record must be maintained and made available for the Authority Having Jurisdiction (AHJ). Additionally the record must be maintained for no less then 3 years.
